The Listing Agreement
The listing agreement is a contract between the Seller and the Listing Broker giving the Listing Broker the right to sell your home at terms with which you agree. The listing agreement runs for a specified period of time (minimum 180 days) at a price you determine. You may increase or decrease the sales price or extend the term of the listing at any time at no cost to you.
I will list your home in the MLS ("Multiple Listing Service"). This "listing" will contain information concerning the location and size of your property, number of bedrooms and baths, their size, schools, amenities, size and type of additional rooms. It will also contain information concerning your utilities and the many wonderful and unique features about your home, the property, and the neighborhood (the SIZZLE!). This is where we invite purchasers and agents to visit your property, with pictures and words, tell a prospective purchaser why they want to living in your home, and get them to physically come see your home.
Only licensed Florida Real Estate Professionals may list a property on MLS. This is the service used by all real estate agents in the Florida Panhandle to search for available properties. The information is shared with agents who are members of the Real Estate Associations or Boards of Pensacola, Santa Rosa, Navarre, Okaloosa, and/or Walton Counties. From Panama City through Perdido Key, Florida and north to the Alabama line, your property can be visited through MLS.
Since MLS has a Public Internet Web Site, this doubles the likelihood that someone searching in this manner will see your home.
