Make Your Home Easy to Show

When a Buyer is coming to visit your home, it is all important that you eliminate any barriers to that visit. Real Estate is a numbers game. You want to have as many Buyers as possible see your home. Expect real estate agents to make a courtesy call giving you as much notice of their intended showing as possible, but sometimes plans change at the last minute and you will not have much notice. If you are not home, they will leave you a message with the approximate time of their visit. Some may leave a number to call back, but it is generally unnecessary for you to call back unless it is inconvenient to allow your home to be shown.

Unless it is just terribly inconvenient, always allow agents to show your home. This may be the only opportunity this Buyer will get to view your home. Some are only in town for a short period or they may not plan to be in your area again. If your home is not perfectly neat and clean, this should be no cause for concern. Buyers are coming to see the house and a lived-in house looks like a home.

Don't be concerned if two or more agents want to come in the same time period. While it is unusual for two agents to arrive simultaneously, it is never a problem. The second one to arrive just waits for the first to complete their viewing.

If your personal beliefs require certain days to be set aside for worship, then notes can be added to the listing to prevent showings or calls on these days. Unless there is some compelling reason, I urge you not to list your home as "Appointment Only." It is very difficult for agents to coordinate showings at an exact time and many agents will exclude from showing any home listed "Appointment Only" and will only "drive by". It is very important that everyone see the interior of your home as conveniently as possible.
